Why Ikorodu Is Becoming One of Lagos’ Strongest Land Investment Corridors
Ikorodu is no longer just a distant mainland town. As land prices in Lekki, Ikoyi, and Victoria Island stay out of reach for many buyers, more investors are looking toward Ikorodu for documented plots with room to grow.
The reason is simple: Ikorodu still offers cheaper entry than the Island and Lekki axis, while infrastructure around the division continues to improve.
What is driving demand?
Three things are moving the market.
1. New roads and bridges
Lagos recently opened the inbound section of the AFA Bridge on Agric-Isawo Road, a corridor that used to suffer flooding and long delays. Work is also continuing on nearby crossings such as Itowolo Bridge. Better access usually comes before higher land prices.
2. Government attention
Ikorodu is included in Lagos State’s 2026 infrastructure plans, including the State Infrastructure Intervention Fund. Areas often mentioned by market watchers include Igbogbo, Imota, Agric, and the wider Ikorodu corridor.
3. Big projects nearby
The Imota Rice Mill, ferry routes, LASUSTECH, Caleb University, and the long-discussed Fourth Mainland Bridge all add weight to the “buy now, hold for growth” argument. These projects do not raise every plot overnight, but they change how buyers see the location.
What land costs look like
Prices in Ikorodu vary widely by community, road access, and title.
Market reports in 2026 put many dry plots in places like Agric and Owutu in a broad ₦8 million to ₦18 million range for larger documented parcels, while better-located or better-titled plots closer to town and waterfront axes can go much higher. Outer growth areas such as Imota and Agbowa still attract land-banking buyers at lower entry points.
Treat those figures as a guide, not a quote. Two plots on the same street can differ a lot if one has a stronger title and better drainage.
Where buyers are looking
These corridors keep coming up:
- Agric / Isawo / Owutu — improving access, stronger residential demand
- Igbogbo / Baiyeku / Ibeshe — closer to waterfront and ferry routes
- Imota / Agbowa — lower entry price, longer hold period
- Odogunyan and Sagamu Road axis — commercial pressure and faster movement
The best plot is not always the cheapest one. It is the one with access, dry ground, and clean documents.
What to check before you buy
Ikorodu has real opportunity, and also real risk. Land disputes still happen, and cheap plots with weak papers are not a bargain.
Before you pay:
- Confirm the survey and title
- Inspect the land yourself
- Check flooding and access roads
- Ask who the land is being sold through
- Compare the price with similar documented plots nearby
A lower price means little if you cannot build or resell later.
The Right Assets view
At Right Assets, we do not treat every available plot as the right asset. We look at location, accessibility, documentation, and long-term value first.
Ikorodu can make sense for buyers who want Lagos land without Lekki prices, especially if they are ready to inspect, verify, and hold. The market is growing because infrastructure is growing. That is the opportunity. The work is choosing the right plot, not rushing the cheapest one.
