Best Places to Buy Land in Ikorodu Right Now
Ikorodu is one market with many prices. A plot near town, a plot in Agric, and a plot in Imota are not the same investment. The right choice depends on whether you want to build soon, hold for years, or stay close to existing roads and ferries.
1. Agric, Isawo and Owutu
This is one of the most active residential corridors.
The inbound AFA Bridge on Agric-Isawo Road has now opened, easing a route that used to flood and delay commuters. That kind of access usually supports demand first, then prices.
Best for: buyers who want land in a place people already live, not a distant bush plot.
Watch for: flooding on side streets and weak titles off the main road.
2. Igbogbo, Baiyeku and Ibeshe
These areas sit closer to the waterfront and ferry routes. They feel more established than the outer villages and often attract buyers who want Ikorodu without going too far in.
Best for: owner-occupiers and medium-term investors.
Watch for: waterfront claims. Confirm the survey and whether the land is truly dry.
3. Imota and Agbowa
This is the longer play.
Imota gained attention after the rice mill and surrounding economic activity. Plots here are often cheaper than Agric or Ikorodu town, but the hold period is longer. You are buying growth that is still arriving.
Best for: land banking and diaspora buyers who can wait.
Watch for: “too cheap” plots with incomplete documents.
4. Odogunyan and the Sagamu Road axis
Commercial pressure is stronger here because of the expressway link. Land near service corridors tends to move faster than quiet interior plots.
Best for: buyers who want resale potential and mixed-use value.
Watch for: paying a town-centre price for a plot that is still far from the road.
5. Ikorodu town and Isawo waterfront axis
This is usually the most expensive band. Better titles and closer amenities come with higher entry prices. Reports in 2026 put well-documented plots in stronger axes well above the outer-village range.
Best for: buyers who want location first, not the lowest price.
Watch for: assuming every “Ikorodu” listing is in town. Many are not.
How to choose
Ask one question first: when do you need the land to work?
- Build in 1–2 years: stay closer to Agric, Igbogbo, or town
- Hold for 4–7 years: Imota and Agbowa can make sense
- Want faster resale: look at road-facing plots with clean documents
Then inspect. In Ikorodu, two plots can share a name and have very different access, drainage, and title strength.
Before you pay
- Visit the land
- Confirm survey and title
- Check the road in the rainy season
- Compare with similar documented plots nearby
- Do not buy on WhatsApp photos alone
